Real Estate Registration
Preparation of a full package of documents required for the registration of ownership of real estate in Turkey, in compliance with legal regulations. Mortgage
In March 2007, Turkey adopted a law under which foreign citizens are able to buy property in Turkey on credit. Mortgage loan can be granted to any foreign citizen who has the right to purchase real estate in Turkey.
Interest on the loan depends on the lending bank and on the period for which the mortgage is issued, the average from 5,5 to 8 percent per year. The interest rate on the loan is fixed at the time of signing the contract for the entire loan term. Mortgage loan may be issued in various currencies (Turkish lira, dollar, euro).
List of documents, required by banks, to provide mortgage in Turkey:
• Domestic and foreign passport (original and copy);
• Taxpayer Identification Number;
• An income statement for the last 12 months (for business owners – documents on the company, the financial statements);
• Certificate of employment;
• If there is an additional income (rent, maintenance, …), you must provide supporting documents;
• Information about credit history (inquiry can be received in the credit bureau or any bank);
• Extract from the current bank account for the last 3 months;
• Copy of TAPU for being purchased property in Turkey.
Please note that all documents submitted to the Bank must be translated into Turkish by a licensed translator and notarized. The decision to grant the loan is taken usually within 4-5 business days. The amount on which the loan may be issued shall be determined by the bank, after peer review of the property in Turkey by independent experts. Assessed value may differ from the market price.
Real Estate Insurance

Registration Of Counters

Electricity subscription
Payment for electricity is made according to an individual counter installed on the common territory of the complex. The readings are taken once a month. Subscription for water
The ASAT company is supplying water to users in Alanya. A water ticket is issued on condition that you submit your passport, TAPU and permission to connect the water supply (for new buildings).
Water is connected within 1-3 days. Then you will receive monthly invoices for payment. As with the payment for electricity, you need to strictly adhere to the established payment terms for the water service. Otherwise, shutdown. For the unauthorized use of water in Turkey, criminal liability is also provided – imprisonment for a period of 1 to 5 years. Electricity bills are usually paid at the post office (PTT), water bills at ASAT ticket offices.
List of documents for foreign citizens required to issue a new electricity subscription:
- Photocopy of TAPU;
- Technical passport (iskyan);
- Copy of the passport;
- Copy of a document with a tax number;
- Dask (earthquake insurance policy);
- Copy of the document where the serial number of the meter is indicated;
- A copy of the document where the brand of the meter is indicated.
To transfer the right to use water (for secondary housing) to a foreign citizen, the following documents are required:
- Photocopy of TAPU;
- copy of the passport;
- Copy of a document with a tax number;
- Dask (earthquake insurance policy);
- Copy of the document where the number of the previous subscriber is indicated or the old receipt for the payment of water.
