Bu vergi, piyasa fiyat\u0131 yerine resmi kadastro de\u011feri \u00fczerinden hesaplan\u0131r. <\/p><p data-start=\"1734\" data-end=\"2076\"><strong data-start=\"1734\" data-end=\"1781\">Konut Sitesi Bak\u0131m \u00dccreti (Aidat)<\/strong><br data-start=\"1781\" data-end=\"1784\">Y\u00fczme havuzu, \u00e7ocuk oyun alan\u0131, peyzajl\u0131 bah\u00e7eler, otopark, sauna, fitness merkezi, tenis kortu, g\u00fcvenlik veya asans\u00f6rler gibi geli\u015fmi\u015f altyap\u0131ya sahip bir konut sitesinde daire veya villa sat\u0131n al\u0131rsan\u0131z, ayl\u0131k bak\u0131m \u00fccreti (Aidat) \u00f6demeniz gerekmektedir. Aidat miktar\u0131, altyap\u0131 seviyesine ve site i\u00e7inde sunulan hizmetlerin kapsam\u0131na ba\u011fl\u0131d\u0131r. Bu hizmetler genellikle profesyonel bir y\u00f6netim \u015firketi veya site sakinleri taraf\u0131ndan olu\u015fturulan bir kat malikleri derne\u011fi taraf\u0131ndan y\u00f6netilir.  <\/p><p data-start=\"2335\" data-end=\"2507\"><strong data-start=\"2335\" data-end=\"2352\">Fatura Giderleri<\/strong><br data-start=\"2352\" data-end=\"2355\">Su ve elektrik, her m\u00fclkte kurulu bireysel saya\u00e7lara g\u00f6re \u00f6denir. Giri\u015fimciler ve yat\u0131r\u0131mc\u0131lar da Turkuaz Kart i\u00e7in ba\u015fvurabilirler. <\/li><li><strong>M\u00fclk ve Oturma \u0130zni Sahipleri:<\/strong> T\u00fcrkiye&#8217;de m\u00fclk sahibi olan herkes, 5 y\u0131ll\u0131k daimi ikametgah\u0131n ard\u0131ndan, bu s\u00fcre zarf\u0131nda en az 5 y\u0131l T\u00fcrkiye&#8217;de kalm\u0131\u015f olmas\u0131 ko\u015fuluyla vatanda\u015fl\u0131k ba\u015fvurusunda bulunabilir. 5901 say\u0131l\u0131 Kanun&#8217;un 11. maddesi, daimi ikamet izni i\u00e7in gereklilikleri listelemektedir. <\/li><li><strong>Do\u011fum:<\/strong> T\u00fcrk vatanda\u015fl\u0131\u011f\u0131 alman\u0131n en kolay yolu, T\u00fcrk bir aileye do\u011fmakt\u0131r. 403 say\u0131l\u0131 T\u00fcrk Vatanda\u015fl\u0131\u011f\u0131 Kanunu&#8217;nun 1. maddesine g\u00f6re, T\u00fcrk bir aileye veya anne ya da babas\u0131 T\u00fcrk vatanda\u015f\u0131 olan bir aileye do\u011fan \u00e7ocuk otomatik olarak vatanda\u015fl\u0131k al\u0131r. Alternatif olarak, ebeveynlerden herhangi biri T\u00fcrk vatanda\u015f\u0131 stat\u00fcs\u00fc al\u0131rsa, \u00e7ocuklar\u0131 da bu haktan yararlan\u0131r. Yaln\u0131zca yabanc\u0131 ad\u0131na tescilli konut m\u00fclk\u00fc uygun olup, arsa ve ticari gayrimenkuller hari\u00e7tir. Oturma izinleri genellikle 1-2 y\u0131l s\u00fcreyle verilir ve yenileme se\u00e7ene\u011fi bulunur. \u00d6nemli: M\u00fclk de\u011feri 200.000 ABD Dolar\u0131n\u0131 a\u015fsa bile, Avsallar, Kestel, Mahmutlar veya Karg\u0131cak gibi yabanc\u0131lara kapal\u0131 bir b\u00f6lgede bulunuyorsa oturma izni al\u0131namaz.
